How we handle your information — what we collect, where it's held, and your rights.

HomeBuyerTools.com.au is a software platform. We provide a suite of calculators and tools for illustrative purposes only. We are not a licensed credit provider or credit assistance provider and we do not provide financial, credit, taxation, or legal advice. Nothing on this platform constitutes a recommendation of any financial product or service provider.

1. What HomeBuyerTools Is

HomeBuyerTools.com.au is a software platform — a suite of calculators, estimators, and broker tools designed to assist home buyers and finance professionals with general, illustrative modelling. Basic calculators and estimators are available for fair use at no cost. Licensed mortgage brokers may subscribe to the Platform as paying users, which includes the ability to receive enquiries from buyers who arrive via the broker's own referral partners (such as real estate agents, builders, or other introducers) and submit through the Platform.

We operate transparently about how the Platform works and how users may be connected to a licensed professional.

2. Our Commitment to Your Privacy

We are committed to handling your personal information transparently and securely. We handle personal information in accordance with the Australian Privacy Act 1988 (Cth) and the Australian Privacy Principles.

3. We Are Not Data Brokers

We do not sell, rent, or trade your personal information to third-party data aggregators or marketing firms. Your information is only used for the specific purposes described in this policy.

4. No Storage of Calculator Data

Our calculators and tools process all inputs entirely within your browser.

  • Zero Data Retention: We do not save, store, or track the data you enter into any calculator or estimator.
  • Client-Side Processing: Calculations run entirely in your browser. Browser caching of entered values is controlled by your browser settings, not by us.

5. Information We Collect (Buyers)

The only personal information we collect from buyers using the Platform is what you voluntarily provide when submitting an enquiry through our Free Finance Review form. This includes:

  • First name
  • Email address
  • Mobile phone number
  • Preferred state
  • Buyer type (First Home Owner, Owner Occupier, Investor)

These details are transmitted directly to the relevant subscribed broker by email at the point of submission. They are not stored in any HomeBuyerTools database. We do not maintain a buyer profile, marketing list, or analytics record of buyers who use the Platform, and we do not share buyer information with any party other than the broker the buyer's referral routes to (or the participating fallback broker for their state, where no referral applies).

6. Information We Retain (Brokers)

When you subscribe to the Platform as a licensed mortgage broker, we retain the following information about you for the purpose of operating your subscription and routing your referrals:

  • Your individual name and business name
  • Your email address and contact phone number
  • Your state of operation
  • Your subscription status, plan tier, and renewal date
  • A referral identifier generated by us for use in your QR flyer and personalised referral link
  • Operational metadata required to enforce your monthly submission allowance (submission count, period start date)

We do not retain any other personal data about you. Your payment card details are collected and stored by Stripe, our payment processor, and are never transmitted to or stored by HomeBuyerTools.

7. How Broker Connections Work

HomeBuyerTools operates a Platform that licensed mortgage brokers may subscribe to as paying users. Subscribers may receive enquiries from buyers who arrive at the Platform via the broker's own referral partners (such as real estate agents, builders, or other introducers) and submit through the Platform.

When you submit an enquiry:

  • If you arrived at this Platform via a link or QR code provided by a specific broker or their referral partner, your enquiry will be directed to that broker. Their name will be displayed to you at the point of submission, and your contact details will be shared with them so they can get in touch with you directly.
  • If you arrived at this Platform independently (for example, through a search engine or direct visit), your enquiry will be directed to a licensed mortgage broker who is a current subscriber to our Platform. No specific broker will be named or recommended — the connection is handled through our Platform's enquiry management process.

In both cases, you will be clearly informed before you submit your details. You are under no obligation to proceed.

How broker links work

When you visit this Platform via a broker's link or QR code, that association is stored in your browser and will persist across sessions — including if you close and reopen your browser or tabs. It will remain active until one of the following occurs:

  • You clear your browser's cache or site data
  • The broker's subscription to the Platform ends, in which case any active link associated with that broker will expire and your enquiry will be directed to an alternative licensed broker instead

You can confirm which broker your enquiry will be directed to at any time by reviewing the broker details displayed on the enquiry form before you submit. If no broker name appears, your enquiry will be handled by a licensed broker subscribed to the Platform.

We do not make recommendations about which broker is right for your circumstances. Any assessment of your finance options is entirely the responsibility of the broker who contacts you, acting under their own Australian Credit Licence (ACL) or as an authorised credit representative under a valid ACL.

8. Where Your Data is Held

  • Subscription and broker records are stored on EU-based infrastructure provided by Make (Frankfurt, Germany).
  • Payment information is held by Stripe under Stripe's own data residency policies.
  • Outbound emails (including referral notifications and broker activation emails) are sent via Google Workspace.
  • Live chat sessions (where you elect to use our assistant) are operated by Voiceflow.

Each of these sub-processors is bound by their own privacy and security policies, which you may review independently.

9. Use of AI on the Platform

Our chat assistant. The chat assistant available on the Platform is an automated tool operated by Voiceflow and powered by an AI language model. Responses are generated by AI and are general information only — they are not financial, credit, legal, or tax advice, and the assistant does not make decisions about you, your finance options, or which broker your enquiry is directed to. Please do not enter sensitive personal or financial information into the chat. Chat content is processed by Voiceflow and its underlying AI model provider under their own terms.

AI features within sub-processors. Some of the sub-processors listed in section 8 (for example, Google Workspace, Make, and Stripe) may include AI-assisted features within their own platforms, which they may add, change, or enable from time to time outside our control. We do not use AI to profile buyers, score enquiries, or make automated decisions about which broker an enquiry is directed to — broker routing is determined by the referral link or QR code used to access the Platform, or by your state where no referral applies. Where a sub-processor's AI features apply to information we send through their platform, that processing is governed by the sub-processor's own privacy and AI terms, which you may review independently.

10. Data Security

We take reasonable steps to protect information submitted through the Platform from misuse, loss, or unauthorised access. No data transmission over the internet can be guaranteed as completely secure.

11. Your Rights

You may request a copy of the information we hold about you, request that we correct it, or request that we delete it. We will respond to such requests within a reasonable timeframe.

Some records may be retained for tax and audit purposes for the period required by Australian law, in which case we will let you know what records are being retained and why.

Contact us at info@homebuyertools.com.au for any such request. Where the Privacy Act 1988 (Cth) or another applicable privacy law gives you additional rights, those rights are preserved.

12. Changes to This Policy

We may update this policy from time to time. Updated versions will be posted on this page with a revised date.
